Century Properties brings beach-inspired living to the suburbs with Cerulean Residences

From high-rise condominiums to spacious suburban homes, Century Properties Group (CPG) is taking a different route in its latest residential venture as it opens the show village of its 25-hectare Cerulean Residences development in General Trias, Cavite.

The newly opened model homes offer prospective buyers a glimpse of what CPG describes as a new take on suburban living—combining the space and familiarity of a house-and-lot community with the resort-inspired lifestyle that has defined some of the developer’s high-profile projects.

For a company long associated with vertical developments, the project represents a notable shift.

Cerulean Residences brings the water-themed lifestyle of projects such as Azure in Parañaque and Pampanga, and Acqua in Mandaluyong, into a master-planned residential community.

Bringing the resort lifestyle home

Designed by Singapore-based Pomeroy Studio, the architectural firm behind Azure and Acqua, Cerulean Residences carries a distinctly beach-inspired identity.

The 25-hectare development is organized into three major zones: active spaces intended for sports and fitness, landscaped areas designed for relaxation and reflection, and water attractions that form a central part of the community’s identity.

For CPG Managing Director Carlo Antonio, the concept draws from a familiar Filipino attraction—the water.

“Filipino families have always gravitated toward the water,” Antonio said.

He said the company’s experience with Azure and Acqua showed that the appeal of a resort-like environment goes beyond vacations.

“What we learned from Azure and Acqua is that people do not just want to visit that feeling on a holiday, they want to come home to it,” he added.

Homes designed to grow with families

At the newly opened show village, buyers can see two-storey model homes featuring contemporary designs, asymmetrical rooflines and minimalist interiors.

Even the house models borrow their names from beaches, reinforcing the development’s water-inspired theme.

Beyond aesthetics, CPG is also emphasizing practicality. Upon turnover, the homes are set to include a perimeter fence, gate and a two-car garage with provision for an electric vehicle charger.

The development is planned to have around 1,100 homes, with layouts designed to accommodate changing family needs.

The house designs incorporate optimized depths intended to maximize natural light, while the spaces can be adapted as families grow or residents transition to work-from-home arrangements.

“A house should be able to keep up with the family living in it,” Antonio said.

It is an approach that puts flexibility alongside the usual considerations of location, amenities and design when choosing a home.

More than just a residential village

Cerulean Residences is located in Barangay San Francisco along Arnaldo Highway, placing it within reach of major roads including Governor’s Drive, Aguinaldo Highway and the Cavite-Laguna Expressway (CALAX).

The location also forms part of CPG’s broader vision for the development.

Just outside the residential village, the company is developing Century Lifepark, a commercial strip expected to provide retail establishments and everyday services for residents while also serving the wider General Trias community.

The combination of residential, recreational and commercial components is intended to make the development less dependent on trips outside the community for daily needs.

An aspirational but attainable pitch

While Cerulean Residences comes with resort-inspired amenities and a premium positioning, CPG is presenting the project as an option for families looking to move into a better home without taking on an unreasonable financial burden.

Antonio described the company’s philosophy through the phrase “Move Up, Live Better,” which he said reflects lessons CPG has gathered from decades of developing residential communities.

“They want something better than what they have, in a community they can be proud of, without stretching beyond what makes sense for them,” Antonio said.

For CPG, Cerulean Residences is therefore more than a departure from condominiums.

It is an attempt to bring the lifestyle associated with resort-style vertical developments into a traditional house-and-lot setting—giving Cavite families another version of what modern suburban living can look like.
